Experienced Quantity Surveyor
Location: Dublin
Salary: €65,000 - €70,000 per annum
Job Type: Full-time
We are seeking an experienced and commercially focused Intermediate Quantity Surveyor to join our Dublin-based client.
The successful candidate will take responsibility for the commercial and financial management of construction projects, working closely with clients, contractors, subcontractors, consultants and internal project teams.

Key Responsibilities
Cost Planning & Estimating
Prepare detailed cost estimates, budgets and cost plans.
Carry out feasibility studies, cost analysis and risk assessments.
Provide commercial advice on design and construction decisions.
Monitor project budgets throughout the project lifecycle.
Tendering & Procurement
Prepare tender documentation, Bills of Quantities and pricing schedules.
Manage and coordinate tender processes.
Evaluate tenders and provide commercial recommendations.
Assist with procurement strategy and contractor selection.
Review and negotiate subcontractor and supplier quotations.
Contract Administration
Administer construction contracts and subcontracts.
Monitor contractual and commercial compliance.
Prepare and assess interim valuations and payment applications.
Monitor project progress and prepare commercial reports.
Identify, manage and report commercial risks.
Cost Control & Reporting
Monitor project expenditure against approved budgets.
Prepare cost reports, forecasts and cash-flow information.
Analyse cost variances and recommend corrective actions.
Provide commercial advice to project teams and clients.
Maintain accurate commercial records throughout the project.
Assess, value and negotiate variations, claims and change orders.
Review the financial impact of changes to scope, design and programme.
Negotiate costs with contractors and subcontractors.
Ensure approved changes are reflected accurately in budgets and forecasts.
Final Accounts
Prepare, negotiate and agree final accounts.
Review supporting documentation and ensure all variations and adjustments are captured.
Ensure final project costs accurately reflect the completed works.
Requirements
Degree in Quantity Surveying, Construction Management or a related discipline.
Relevant experience within the construction industry.
Strong knowledge of construction methods, materials and processes.
Good understanding of construction contracts and commercial procedures.
Strong numerical, analytical and financial management skills.
Proficiency in Microsoft Excel and QS software such as CostX and Bluebeam.
Excellent communication, negotiation and stakeholder management skills.
Strong commercial awareness and attention to detail.
Ability to manage multiple priorities and work effectively within a project environment.
Desirable:
Membership of, or progress towards membership of, RICS, SCSI, AIQS or an equivalent professional body.
Experience working on large-scale commercial, infrastructure or residential projects.
Experience managing projects from pre-construction through to final account.
Experience dealing directly with clients, contractors and subcontractors.
